Aria Real Estate Group is committed to complying with all applicable laws including all Fair Housing Laws and prohibits discrimination based on race, color, creed, sex, marital status, age, source of income and national origin. Below is a list of minimum requirements and qualifications the management utilizes to determine the eligibility of each applicant. The information below is provided to give an understanding of the qualifying procedure. All of the items below are necessary to assure the proper review of the application package. Please read carefully! If you do don’t meet all of these qualifications you must have a co-signer who meets each of them and submits an application and pays a $50.00 application fee.

  1. Application: Any person living at the residence that is 18 or over MUST complete an application, pay an application fee of $50.00 (This is NON-REFUNDABLE!) and be on the lease. (Please make all checks or money orders payable to Aria Real Estate Group.)
  2. Rental History: Positive rental or mortgage payment history for one (1) year is required. No evictions in the last 5 years. If you don’t meet this one requirement, you may pay a double deposit.
  3. Criminal Background Check: A criminal background check will be done on each applicant. Record of any felony or violent criminal within the past 10 years will be grounds for denial.
  4. Employment History: 12 months employment/verifiable income (can be more than one job as long as there is less than 30 days in between.)
  5. Income Requirements/Verification: Household gross verifiable income MUST be 3 times monthly rent amount. This can be a combined income with anyone 18 & over living in household. Copies of most recent pay stubs/taxes proving the 3 times the monthly rent.
  6. Security Deposit: Equivalent to 1 month’s rent and must be paid in certified funds only (Money Orders or Cashier’s Check ONLY) and will be made out to Aria Real Estate Group.
  7. Pet Policy: All pets are subject to approval. Each pet (after approval) requires a $300.00 ($150.00 non-refundable) pet deposit and will require an additional $25.00 per month pet rent. Pet Deposit can be paid out in monthly payments with rent.
  8. Lease Terms: Lease Terms vary. Please see your Leasing Professional.
  9. Renters Insurance: Proof of Renters Insurance with a minimum of $300,000 personal liability and Aria Real Estate Group listed as an additional insured is required by landlord from Tenants for their own insurance to cover Tenant’s personal property and liability, as Owner shall only carry insurance on the dwelling. This must be provided no later than date of move-in/possession.
  10. Utilities: You are responsible for all utilities. Current account numbers and proof of service MUST be provided before move-in.
